Question:
If a tenant that owes me money voluntarily leaves the unit, should I waive back their rent?
Answer:
If you have a tenant who is not paying their rent, and they offer to return the keys in exchange for termination of the lease, you will not be waiving your right to back rent or compensation for damages caused by that tenant while they were in the unit. You may, however, be waiving your right to future rent.
