Is it a good idea to have a processor perform an eviction for me as a landlord?
Answer:
I’ve had several landlords approach me during an eviction who formerly used an eviction processor who is a third party who is not an attorney.
I would typically not recommend using a processor, as they may not be able to represent you in court since they are not an attorney. If it’s a complex case, you’re going to need an attorney to argue and advocate for you.
In Pennsylvania, if there’s an appeal to the Court of Common Pleas, you’re going to want an attorney handling your case, because the stakes become higher and it’s a more formal process. The attorney can provide services to you that the processor cannot.
