        Answer:

        It’s important to know that if your tenant breaches their lease, you should pursue every opportunity to get that tenant out of the unit with all due haste.

        The issue that usually arises in these circumstances, is a landlord provides a little extra time for the tenant to pay rent, and that extra time stretches from a few days to another month. By the time the landlord finally takes action to evict the tenant, that person may be one- or more than one month behind in rent.

        When your tenant’s not paying rent, you can get the eviction, but you’re most likely not going to be able to recover the rent because your tenant doesn’t have financial means to satisfy the judgment. So even though you may want to be generous and give your tenant time, it’s likely you’re hurting yourself in the long run by allowing a tenant extra time in the unit.
