As an experienced Media Real Estate Attorney I am often asked if the agreement of sales protects the buyer. If you’re the buyer of a real estate property, it is important that the agreement insures that you get the benefit of the bargain at the price that you’ve agreed to. This entails making sure the agreement has adequate contingencies so that you can get out of the agreement if, in fact, you’re not satisfied with things that you might find out about the property. One of those things, of course, that is very important is having the ability to inspect the property and determine its physical condition. Also, title and zoning are important. Another issue for many buyers is financing; that they have adequate time to get financing and if they can’t they can get out of the agreement of sale. All of these things should be in the agreement. Make sure when you enter into this transaction and go to the closing table that you’re going to get exactly what you thought you were going to get and at the cost that was in the agreement as well.
